How Alberta tax sale auctions are advertised

Every Alberta tax-recovery auction is advertised in one province-wide publication before it happens. That is unusual, and it is the reason a complete Alberta list can exist at all.

The Alberta Gazette, Part 1

Section 420 of the Municipal Government Act requires a municipality to advertise a tax-recovery public auction in the Alberta Gazette between 40 and 90 days before the sale. Not “may”. Must. Every city, town, village, summer village, county and municipal district that holds an auction publishes its ad in the same place.

The notice carries the legal description of each parcel, the date, time and place of the auction, and the conditions of sale. Where council has set the reserve bid by then, that appears too.

And a local newspaper

The municipality must also advertise locally, 10 to 20 days before the sale. That notice reaches the people most likely to know the parcel, and it is the one most buyers outside the area never see.

Why a province-wide list is possible here

In most provinces there is no central publication, so anyone trying to assemble a complete picture has to check every municipality individually and hope. Alberta's Gazette requirement means the list is, by law, gathered in one place on a fixed cadence.

The catch is format: it is a PDF of legal notices, issue after issue, with the auction ads mixed in among everything else the province publishes. It is complete, and it is not convenient. Reading each issue, pulling out the auction notices and putting the parcels on a map is the work this site does.
